@Matt Helpingstine  I use a repair company called Expert Pools and a pool service for chemicals and cleaning called Americana pools. 

Electrical, plumbing, exterior paint, hot water heater, refurbish boiler, flat roofs, Windows.

Craigslist and also used appliance dealers usually provide clean appliances and 90 day warranty for about 4 times cheaper than new

My husband has siblings and we want to try to keep it very clean cut.  

In cases like this, most metro areas have 1-3 list providers that publish data and a very clean format. 

She bought her place approximately 8 years ago and it is in 1912 condition with no updates to plumbing ,electrical, plaster, paint, cosmetic or otherwise. 

As far as experience goes I bought my first mobile home last year and have had a few repairs and replacements done such as electrical, bathroom sink, etc.. 

Also, the area around the damage looks relatively clean as opposed to the exterior wall above the window... is there water staining and/or mold there, or does the wall just need a good cleaning?

The work will be just some painting, carpet cleaning, fixing doors and doing some other touch up when seller move out of the house.

Daniel,have to know how the numbers break up, as Kevin was saying, did you include management, electric, gas, lawn care, leasing fees, water and sewer. if you do not hire a property manager are you taking care of managing the property yourself ?
