Hard money lenders put less weight on your credit score but most of them will do a credit check.

There are design-builders (similar to the company I'm at) that will help manage the design, permitting, and construction process for custom, stick-built units which will make the process lighter-weight on the homeowner.

I recently put my rental property up for rent and without much thought added a bunch of amenities that are good for short term rentals (coffee, shampoo, conditioner, body wash, 2x towels, 2x sheets, laundry detergent, softener, salt, pepper, oil).

A good appraiser will not just average the comps, they may do a weighted average or base their final opinion more heavily toward a more similar comp, but more than one good comp is always preferable.Now with that said, as a longtime appraiser/broker/investor, I have seen some pretty "questionable" appraisals, so it can be a shot in the dark sometimes - unfortunately.

This is why a good inspector is worth his weight in gold.
