Usually you’ll have a very short due diligence period, or none at all, since the wholesaler has a limited amount of time to flip their contract and you usually won’t have to do traditional financing.Make sure any “assignment fee” or EM is refundable if the seller can’t produce clear title or refuses to close and any fee gets put into escrow as opposed to the wholesaler’s pocket.
