If any body the liens are 2 years old or older (Which is the only ones I buy) then you can file the tax deed application (its to acquire the deed).

There are several real estate gurus that not only ignore the proper valuation of options, but go further attempting to charge a buyer twice for these undelying rights conveyed as a profit motive and some are extreme, to the point of preditory practices, IMO.While the maintenance obligation is usually retained by a landlord, in a lease and option arrangement many times the buyer will be required to maintain the property in it's original (or better) condition.

They are usually driven by demanding a return rather than attempting to look to the profit perpensity based on sales and may arbitrarily shoot for a per centage of sales without really knowing the subject business of the tenant.

What I can't stand though is when someone posts an obvious falsehood, is called out on it, does not make any attempt (or makes a very poor, easily refutable one) and then tries to do the same thing a few months later, seemingly hoping we "won't notice".

And there was one time when I was vacuuming a flight of stairs before listing it that I swear I saw a shadow come up from behind me, and when I swung my body around there was nothing there.I'm not saying I think the house was haunted or that I saw a ghost or apparition (although I'm pretty sure that shadow wasn't a figment of my imagination,) but I certainly didn't plan on getting freaked out everytime I was alone in that house.

I have noticed this in DFW, texas: Simple, not let the buyers to see the property and put in your offer when the realtor drops the price to attract buyers and offer that price to sellers and they will sell it you.No body that i know off, in shortsale would dare to buy the home without seeing it.
