If you can get it under contract and it is a great deal, you can sell the contract to another investor who does have the means to close.Anyways your are still in the starting blocks and you have a race to run to get this deal to the place where you are ready to close.I hope this helps.

With Kensington, the boundaries are thin here in Philly, as you mentioned one block you are experiencing the 'opioid' epidemic and then a few blocks over you are in Fishtown, where value sky rockets.

There are quite a few properties in Atlantic City that are beach block (or nearly) that can be purchased, even in fair condition, for well below their replacement cost--as in, well below what it would cost to build them new.

It ultimately shouldn't matter too much which market you purchase in, and if I'm understanding your question correctly, no matter where you buy, there will be several months each year where you're not close enough to have physical eyes on the property, so there will be some challenge in managing either location.You might benefit from buying where you spend your summers, since that will allow you to screen and move in tenants when the market is most active.Otherwise, I'd share with you that my wife and I bought our first investment property six blocks from our current home.
