Hello Bigger pockets Member's, I am a new REI  in Hollywood/Fort Lauderdale Florida.

Bathroom  It is in good shape, but there is a soft spot, that may be an indication of a bigger issueRoof is new I only want to spend 20k on the reno, I can find low cost materials. 

A ten-hour job would "save" him $200 but he could also work ten hours as a plumber and earn $1,000 so it's a net loss of $800.Here's another way of looking at it.Give me $50,000 today.

Also on whether to retain the tenant or get a new one, it's almost always in your best interest to retain a tenant once you factor in loss of income b/c of vacancy period and then construction period for new tenant), legal fees, broker fees, etc.

I started listening to the Bigger Pocket podcast a few weeks ago and absolutely love it. 

In NJ if a joint venture deal is entered into and one of the projects goes south the party who takes that loss can hold proceeds from another deal as right of offset for that loss.

So glad you've already plugged into the Bigger Pockets podcast.

He said " he would rather pay $2000 a month than sign a lease with such a crazy price hike "So I have a few options , give 60 days notice , move into the bigger house , now have my larger house, extra bathroom and garage for my hot rod and only increase my portion of mortgage $350 as I believe renting the 1/1 at $1300+ will be cake .Or supply 60 days notice and get new tenant at anywhere from 1850 -2150 a month and stay another year in our small 1/1 .
