It isn't a luxury community by any leap, but I would say its a low risk area that is likely to attract stable, non-destructive, tenants.

Although having too high LTV on a property puts you at risk of going underwater in a downturn, carrying a reasonable mortgage can make you less attractive for lawsuits.  

I'd avoid buying in a place like Eagle's landing personally but I also know folks who have made an attractive income owning apartments and renting at rates as low as you've found.  

I feel that if we install a fence, we could charge a bit more each month, while also being more attractive to long term tenants that need a large-dog friendly home (which, in my opinion, is hard to find in our area).

What I also found interesting is that an investor, not an occupant, was attracted to your property at a price that appears would have been retail. 

I wish I could get a discount half that good out here :(But to answer the original question it depends on the type of tenant you want to attract SFR will attract better tenants in most cases but may offer slightly lower returns. 

Also know that your property will choose it's tenant, so if you have a nice property you will attract nice tenants and nice tenants are more pleasant to deal with. 

There are areas to avoid here if you want to attract good renters.

Someone took advantage of you is what it sounds like but you took the risk as I am sure the cheap price was attractive.
