Some have a pre-payment penalty (paying off the principle early will require the remaining interest balance to be paid to discharge the loan.)You may find out after talking to 25 lenders that one of the possible plans you had may not be an option and instead you have to pivot to plan b.My recommendation would be to get crystal clear with what your goal is.Before coming up with your team - decided what you want/can do and reverse-engineer the solution by knowing where you want to get.

Depending on the coast to join I either go that route or find a pre-paid limited service broker in the area

I toally agree with this Vinnie, I bought a pre foreclosure house 2 years ago for $490K, put $60K in rehab and its market value today is $1.2M to $1.4M..I actually found it on zillow, but would you agree the best places to find them are contacting banks /lending institutions?

Neither the seller providing financing nor the private lender will have a pre-payment penalty which also incentivizes us to get the refinance done quickly.

You just gotta start skiing or some other outdoor activity in the winter, then you'll get used to it. 

I dont think the tenant is BSing, hes been working on his credit for the last year trying to get approved for his VA loan.Ill ask for a pre approval just to make sure.
