To me I count those things as probably more important than the actual deal itselfSo here are the numbers:Purchase price: 70KRenovation costs: 26K (I originally estimated 15K hahaha I wish)Closing costs: 2KAll in cost of 98K.Currently rented: 1200 per month.The bank appraisal with my local bank just came back at 134K and with a LTV of 75% I am eligible to refinance out 101K on the total deal.I am only refinancing 90K which will leave my all in costs at approx 8K on the deal.After PITI and reserves for maintenance, capex, vacancy, and management I will cash flow approx 200 a month with a 23% CoC return!

So I don't have the complexity of paying of existing mortgage.Thanks,AnimeshIf it was anyone else, I'd say hold the note yourself and become the bank since it's paid off...However, since it's friends/acquaintances, and the last thing you want to do is take them to court (for note gone bad), you'd probably want to approach a RE attorney and a title company (is my guess...)Haven't dealt with it myself but I'm sure others will chime in with more specifics.

You might need to get with a credit union or smaller local bank bc to get $70k for repairs will be a huge stretch.

Unless you have a crap ton of properties its fairly easy to just update the numbers once a month by logging in to your banks website and copying over the new principle balance figure. my excel simply shows property address my estimated value, the debt amount and calculates total equity.
