Do some searches on here, I think there are lots of folks who use quickbooks and even some discussions of cloud based solutions or other software options.

I bought a software that gives me names and addresses of cash buyers based on my specifications (Santa Clara County, bought multiple properties in cash in the past 4 months, etc.), and about 1,000 names came up. 

Of course there will be many things that need to be adjusted or added as I go along, but I figure I can get the bulk of the system in place and ready for actual field testing/tweaking in 1-3 weeks.Since I have no money I'm using LibreOffice Base as my database software.

The small team I worked with had a very tech minded member who went in and did a lot of customization of the software for the business and in speaking with him it seemed there were a lot of tools built in to customize it to your needs.

I agree with @Jeff Gates - I wouldn't pay for this type of service - at least not until I needed some sort of accounting software or something.
