And, if inflation is tracking at the same rate as the appreciation, then the NPV is (obviously) impacted.In Fayetteville, which until very recently hasn't been a big appreciation market (feel free to disagree if you see it differently), the topic of appreciation doesn't pop up much.

Getting it about $20k below the current appraisal in a hot area so I'll go and do some work while there and get out of the PMI early, then sell and roll that into a different set of investments, all the while using my extra income (by not paying for my house) to continue with little SFR one-offs when they pop up and make sense.Real estate is very fluid, friend; stay open to options.

A few thoughts:1. the real estate market cycle indicates and upcoming “pop” although the graph is a great indicator of how appreciation needs to be factored into calculations.

It's been about 3 years and I'm happy with my Pottstown properties (even the "Just because you CAN buy a house for $5000 doesn't mean you SHOULD buy a house for $5000" one that I ended up putting $50k in work into).It took us about 18 months to get them stabilized - deal with all the repairs that popped up during initial renting and whatnot.

Hi Shai, forgive me if I am behind the time on my acronyms but I am assuming that OOC stands for Out Of Country and NOT Out Of Character which is what popped up from a google search?
