I really don't think it matters as u are more fighting for price per night.

But the way our ordinance is written it is a full 2 x SD over a few penniesBut a $10k SD where the fine is automatically $20k + is sounds like other rules were not followed, probably worth the lawyers time  chicagoland never ceases to amaze me.. right when you think U know it all. 

talk to the seller and let them know u own the building next door. see if they will accept a lower offer. 

Pm company as you thought will have value especially when u surpass 1000 doors.

You have to attached lease when u file the complaint to avoid rent determination hearing.  

Meaning as much as u educate yourself get out and go walk properties, you do that enough you will shorten your learning curve.

Let's say it costs 145,000 for acquisition and $2900 for closing costs.Make the the hard money lender doesn't have any points up fronts.245,000 sales price-145,000 purchase price-2900 closing cost from acquisition-25,000 repairs (get bids)-14,700 realtor disposition fee- 4,900 closing cost from disposition-20,300 interest payment for 1 year-3,000 misc utilities, insurance, pad, etc--------------------------------------------------29,200 net profit if all goes right .If seller is not wanting to sell for so little, the you may decide to work for cheaper, but either way, this gives u a basic idea of your numbers.
