@Andy Gross Also depending what type of property you invest, you could offset a higher than average vacancy rate by offering short term rental periods a la an airbnb business model when you want a higher ROI in the short term.  

A bid/scope of work that line items what the project entails is also needed.

I have, of course, also been involved in some extensive and less extensive remodels of other people's homes, including some model homes. 

Their role is to control the crowd's traffic and detect items that are meant to cause harm.

I have used this model at least 20 times. 

LED light bulbs and a wifi thermostat were the first things we did when moving to our place, not big ticket items, but they more than pay for themselves in time, especially if you leave your lights on for security/aesthetics.
