That leaves HOA fees (if applicable), restocking basic supplies like paper goods and linens, power and water, landscaping, snow removal (in Bend, OR).

With no gutters and 135 years of rain, snow, and ice the mortar had been completely compromised where my pitched roof ends.

I have some costs for a shared dumpster, but am not sure on lawn care / snow removal so I have that written down to ask.  

Coin Laundry, Snow Removal (if your streets are not dedicated back to the county), Lawn Mowing (technically each is responsible for their own lot, but you end up with several heights of grass and random lawnmowers strewn about)

Also, we wanted our own yard for both our dog and kid to run around in.Upsides: tenant paid about 80% of living cost, including the landscaping company (no grass cutting or snow shoveling).

They are in charge of their own snow removal.3 units or larger, we take care of all yard stuff.

Look it it up.Maybe there is something the tenant can do for you to cover some of the back rent; painting, removing trash, cutting grass, pushing snow, showing apartments for you, landscaping....etc.Tenants who help you pay your mortgage are a great asset.....work with them.Charles

It appears the properties out there now are sitting longer than normal (showing some price reductions), but once the snow is gone, stuff will start moving quickly.  

And I know you're all snowed in down there so I expect a lengthy response :)

I also receive $30 for storage of a trailer on the back dirt lot for the summer months.My expenses on the property are mortgage, tax, insurance, $40 a month in water, $40 a month in electricity, $20 a month trash, and $900 a year snow removal.
