Dan DietzNot an expert but generally speaking you could loan him money (i.e. be the bank) for a property he would own fully, or with someone else that was NOT a prohibited party (like your dad) but you would not be able to own any of it because you would be loaning money to yourself from your IRA which is prohibited.He can then do the exact same thing for you.Basically you can both own a property with the other ones IRA being the lien holder.

Go knock on doors in an area where you are interested in investing in and become an expert of area rents, house prices, inventory and what other investors are doing.As far as meeting local investors I have met lots of friends through my local BP meet up which meets once a month.

I'm curious too, so I'll call some expert advice to bear for clarification.

not an expert but merely having the license holds you to a higher standard as your presumed knowledge base is higher than the "average" non-licensed consumer.

@Bryan GambleDon't quote me on this as I'm no web design expert but I believe it has something to do with the IDX feed and embedding a code for the actual search engine. 

But I have not made a decision so I figured I would post all this up and see what the experts say.
