I’ve read a lot and just wanted to know how anyone got started in the Los Angeles, CA or California in general for their first rental property?

Did anyone sign up for US Tax Lien Association 3 day workshop 5/16-5/18 in Burlingame Ca?

IE loan your own money.. and that takes experience and state qualifications.I do like CA though I can lend HM there with my  CA brokers license..  

@Yan Kang cap rates in California are low, 4-5% in general range.

The usury laws from what I have been able to learn about in California are very ambiguous as to what is legal and what is not. 

Was just worried that somehow CA would still consider a lease option renewal as a transfer, thus triggering capital gains.

Hi Michael, I have called 5 water companies in California and they all have said privacy laws prevent them from giving me the list.Is this true?

This, combined with economic factors such as the California exodus (and other migration patterns) lead me to believe there will be long term growth here. 

in Oregon U cannot.. in CA I suspect if someone filed a complaint you would have an issue.I mean other wise why even have real estate licenses.. anyone can just do anything they want like China.deals do get assigned all the time but as you state usually without any advertising. 

The property is in the high desert (Apple Valley, Ca).
