@John Samuelson if you hold it as a rental, personally I would be surprised if it broke even for the next five years.

He's right @Devlin Quarles I'm a brand new papa, father to a 5 week old little girl and I've never felt such a fire to improve myself and provide the life my little girl deserves.

This is really closer to Taxi Driver vs. strange guy who pulls up to the curb at the club at 2 AM, asking girls if they need a ride home, and oh by the way can they front him a fiver for some gas? 

I have a normal 8-5 job in advertising so this was going to be 4 years in a row of nights and weeks working on the house.Fast forward to today, I am married, we have a 5-month-old baby girl, the house is 90% complete and we are looking to list the house in about a month.  

Had a worker get fired by the GC and he came back and plastered orange paint on the front of the house and porch and broke out the windows on the french door.

Remind you I am a contractor for 30 years, we have replaced the dishwasher twice, the refrigerator once, they broke the screen door off claiming wind, broke a toilet tank off the base.

I broke down the cash flow and even double or tripled my expenses in the analysis to show them that even being super conservative it is still a good deal.  

Harv Eker would do and look at them and say, "oh my God, you're broke aren't you?".

New construction is a whole different game with so many little things that can go wrong and youll go broke.

I bought a 4 year old used economy car after my old one broke down in a major way last month.
