I think you’re previous comment is spot on, looking at northern MA markets into southern NH might work out well.

I am leaning towards conventional since I do not want to pay for mortgage insurance, but this involves a significant chunk of cash up-front.I still have a lot of details to work out right now, but I guess big picture that is my goal. 

The house was in good shape mostly but it needed a new driveway, some trees cut down, a new roof, some deck and brick work out back.
