@Justin ReppA Solo 401(k) may use leverage such as a mortgage or owner-financing, but the loan must be non-recourse - meaning no personal guarantee from you.The commercial lenders that offer non-recourse loans will not be an avenue for you at the current time.  

I try to keep them apart if I can, just to guarantee 100% that they do respect the relationship.

My situation will be the reverse I will already hold title in LLC but I will want to mortgage it (personal guarantee of course)  anybody have any experience with this?  

The more liquidity (cash, stocks, bonds), not 401K as that is discounted, you have the better as that mitigates risk, and since you'll almost certainly be obtaining a recourse loan your guarantee needs to mean something and that is based on the amount of liquid funds you bring to the table.Find a property that is "safe".

I am assuming this "prepayment" of property management fee will come with certain "rent guarantee". 

But there is no guarantee.

Check with a mortgage broker or bank but.....I can almost guarantee that you won't be able to get standard conventional financing until you have been Self Employed for at least 12 months.

That should work, but no guarantees. 

On my flips I give my family 2 offers, 1. buy into the deal and get a portion of the profits, no guarantees or 2.
