Brent,Perhaps I am misinterpreting the tone of this post, but it came off as far too condescending when you consider how misguided the actual message you're attempting to convey appears to be.First, it's important to establish a common understanding of what is meant by 'cash-flow nuetral,' As it is used in this example; we are referring to the the cash surplus (or lack-thereof) from operations, which is often used interchangeably in REI with net OPERATING income.

I am scheduled to close tomorrow. my contract says "broom clean condition", which i think is standard language in most PA's.well, i went there yesterday and the house is still a mess, multiple refrigirators, ovens, wheel chairs, porn tapes, cabinets, water heaters, dolls, tables, you name it, it's there.my agent left multiple messages with the sales agent (a huge knob!)

Not all landlords support section-8, so hopefully she'll get the message  - Section-8 tenants (especially people under the Walker program) have certain say in increasing the rent rates for their landlords.

So there really isn't much you have to modify to reach 20%.I'm sure I'm sounding like I work for the company (I am an affiliate though) but that is just because I love their sites and the message Trevor and their company promote.

Tenant just sent a message saying they will  send the rent (no late fee) if they have to mail or go to the bank to deposit.
