Hello Bigger Pockets!

I have a great cash flowing property under contract that I am wholesaling in Calvert County, MD. My assignment fee is built into the asking price. I have an APOD statement, please let me know if you would like to see it and I can e-mail it to you.

Asking Price: $325,000

Address:

2085 E Chesapeake Beach Road

Owings, MD 20736

Year Built: 1965

3-Units: Each unit is 3 bedrooms/ 1 bathroom, with roughly 1,000 square feet each. All units were updated in 1980. One of the units was remodeled 3 years ago.

Gross Rent: $3,900 ($1,300 each) Market rents in the area are $1,600.

All 3 units are currently rented out to solid tenants who pay on time each month. One tenant has been there 4 years, another tenant 7 years, and the third tenant has been there 11 years. They are all on month-to-month leases, so you can keep them or advertise for new tenants.

Shoot me a message or reply here for all the details.

Thanks and have a great day.

Shawn
