Probate filings are public record, so you can usually track down related property through the tax record and contact the parties involved, preferably family members instead of attorneys.  

Sounds like you are on the right track.  

"Evaluations" are not a metric that I track.  

Anything additional that AirBNB brings in - consider it gravy, but do NOT rely on it as the default income source, particularly in your first year.Unless you have a  track record of successfully hitting vacation rental projections over the fence consistently - I would not recommend running your numbers assuming that you'll book out every single day in a month with the exception of 7 days vacancy.

I will start saving the emails for reference and try to keep track of whom I vote for somehow until you can hopefully get it automated down the road.Thanks again for all you do for us here on BP and your team as well.

One last thought, I realize the enormous risk of a flip, that is why i thought it might work to partner with a flipper, It would have to be someone with a proven track record.

Time will tell how the model works.  10 deals does not show a proven track record.

I don't have a ton of experience with direct mail, so I'll defer to the experts on what is a good number for years past due on taxes, but I think you're on the right track!
