I would also suggest going to some of the meetups and REIA meetings around town.

I found a lot in town close to amenities.

I was looking at our town last year tax sale record.

We bought a small rundown shack of a house in a small town downtown for $8K. 

Here is the latest example of a neighborhood of local residence protesting in front of a 6 thousand square feet hour house that just had $350,000 in renovations three years ago and will be town down for a larger home to be built.

I donʻt need the exact address but what town is this located in. 

I am looking for anything from single family, to duplexes, to quadplexe in decent areas of town.

Forbes just named it the next boom town as population growth / job growth is solid.  

My girlfriend and I are in college have been grinding away at our wholesale business to pay for college by the time we graduate (we are currently both undergrads), we are meeting with a very motivated seller today, we have no experience.... are also thinking about using seller financing not just wholesaling as our options.Question: our area is very dead in terms of REI it is a college town so there are a lot of rentals but almost no flippers, we have an extremely low population (we are in the north country in upstate new york) and no REI meetings within 60 miles.
