We do try to work with smaller, local lenders...they tend to be more flexible...but if fast is the most important priority then focus on portfolio/commercial style loans.  

What people don't tell you about LVP is it can be damaged and it will get out of style before it wears out.

Tiny, old-Florida style building, but it got my attention at $750k.

I looked in loopnet and different mls but I could not find anything suitable, is there any specific mls that’s used in commercial real estate investing.

Also, the market in La Pine suggests that, a larger ranch style home with a big lot and a huge shop, should be eagerly sought after.
