I'm looking to build a portfolio of rental properties in the Dallas and Houston areas, working with a couple investment partners.  

Looking short term to do another 3 deals using easy conventional loans with my partner.

So you want to screen for a good tenant/buyer and not just accept the first party who is interested but has little chance of ever qualifying for a loan and cashing out the owner.Also I strongly encourage you to consult an experienced real estate attorney to make sure you are complying with state laws (specifically your state's real estate commission laws). 

@Brian Bistolfo I spent a lot of time on the phone getting to know people and flying out there multiple times to build those strong relationships. 

Hi @John Stuart,I am just starting myself in New Jersey and I have done it through Partnering with current investors on projects.

I've come to a bit of a crossroads, do I start up with a partner or go it alone?  

I would need about 20K or so because I am working with partners. 

This is a pretty broad question, but do I have in investors out there who would be interested in possibly becoming capital partners with a large complex in the Kansas City, MO area?  

Realistically speaking, if they are, I'd boot the one paying the lowest rent with a 30 day notice and then move in to that unit.I would strongly encourage you talk to your lender regarding the occupancy policy in your state.
