The key is following strict advice of your QI.

So if on your 3 family it is $4500 to abate it is essentially free.Again with MA being strict every owner is supposed to gain lead paint compliance within 90 days of ownership. 

@Jasmine G. the regulations are actually a bit more strict on how you market a wholesale listing which is why most wholesalers have language that includes "not for public distribution" or something like that, than whether or not you can sell something off-market as a private citizen.

The new rules are absolutely problematic when it comes to rental increases, but more times than not, the owners are more strict on their requirements for a prospective tenant.

If your financially strict, you might pull out your max loan level and park the funds. 

I had very strict rules.

I think I would benefit quite a bit from having a workout routine as well.

My attorney was telling me that basically when you inherit a tenant - the screening process is not as strict as if you were to go out and find your own tenant.
