If you get into more complex investment strategies where cash flows are not evenly distributed, then you’ll need IRR.

As real estate investors, we have to be willing to adjust our strategy and adapt to the market.

The more stable investor with long term vision, reasonable budgets, and solid strategy and gameplan are still buying (the right properties) and doing well. 

It's a tough call, but with the right strategy, it could be a fantastic investment.

I'm surprised I didn't think of small claims court, seeing as how I been there a couple dozen times in my construction career, always with great results.

Ft Bragg is top 3 of the DOD in terms of just raw personnel and unfortunately BiggerPockets has a hand in making the rents go up artificially there, but the strategy is still sane.

My exit strategy: for cash as-is offer, I'd like to flip this or wholetail it.
