There are loan programs that would allow you to potentially use that income toward the loan but it's not possible to determine your ability to purchase without the detail that an official loan application brings.Also, don't worry about your credit until you meet with a banker and find out if your current credit will not work.

I am hoping to find a bank that does portfolio lending and offers better terms through its private banking wing.Any recommendations would be well received.I found one lender that through its private banking wing offered 100% LTV interest only cashout-refinance at 4.125%, but I must pledge securities in the amount equal to cash out proceeds beyond 80% LTV.

For me it's all about having a great cleaning person/crew.Homeaway and Airbnb make it easy to keep an up to date calendar, accept payments, refund security deposits.Then nice to have are automated locks (I still use a lockbox), security cameras, wifi thermostats.You need great pictures and descriptions, you need to be responsive to inquiries and issues.You need a great location so that you have demand at your property.I think this is the Cliff Notes version.Take up Lucas Carl on the phone call.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
