I think I also fell prey to the latter on another property because I offered $315 for a property with an asking price of $335k where the CMA pointed to a range of $275k-$330k and the rental analysis held me at $315k max (with 5% for vacancy, 5% for repairs, 3% for CAPEX and a 7% for management- it had a 9 yr old roof and all new AC and appliances so I reduced the CapEx).

@Jay Hinrichs, I agree that there are a lot of things that can go wrong during a construction project, but I'm using a modular system of building, so we don't have all the headache of bad framing/roofing contractors, etc etc.I appreciate the input!

Here's what the contractor told me via email this morning: "Just stopped and looked at the job it's going to cost $1050 to install a fan in that bathroom I have to find electricity in the Attic and vented out through the roof please let me know if you want to proceed with the project thanks"Has anyone else had this done recently?
