@Cameron Moore sorry for the dumb question but how does roof age affect the premium - newer roof implies higher premium (because replacement cost is now higher) or a lower premium (because it may not get damaged easily with for eg hails).

Just understand that there is no free ride.

DAL1The deal in Florida is working well, We had the house built (wasent the best idea), with plans to flip it when it was completed, at the time property was hitting double digit appreciation, in central Florida and we thought we could ride the wave, and come out on top... but we were about a year too late, the house sat on the market for about a month and a half before we decided to just rent it.

Just ride around and you'll see.

We knew they were probably lying, but property manager sent out security anyway, but since nothing looked out of place, they decided they didn't have much choice to let it ride until it became late enough to where they were violating quiet hours.

I LOVE my road bike (about 100 miles a week or more) and would love to meet other Denver investors who ride to network, grab a coffee, and chat all things real estate.

Also - not on a ski resort - but Frisco is still a little under valued to me - there is a lot of investment happening there - restaurants, Whole Foods, etc - it is a short drive to many resorts and a bus ride into Breckenridge.

Don't you want someone to make sure the restaurant you're eating in is clean, the elevator you're riding in is safe, and the building you're working in has proper safety exits and systems?

It's a wild and bumpy ride, but it's tons of fun :)
