Does anyone have any experience in easement transfers and is can people effectively buy/sell easements if there is no clause in the filed easement specifically prohibiting it? 

As a side note, the FARBAR contract specifically prohibits it from being recorded.  

There are parts of Mount Pleasant where it is strictly prohibited like in the Old Village and in neighborhoods with HOAs that prevent it and in those cases, yes, those people are just ignoring the rules.

The rule clarifies that the LLC’s membership must be limited to family, sets forth the application process for the exemption and notes that the exemption is not applicable to engage in conduct that loan originators are otherwise prohibited from engaging in as outlined in ORS 86A.224 and 86A.236.

Other banks will prohibit you from assigning the contract to your end buyer.

Increasing rental income is the best way to increase NOI which increase value.That said small complexes are a lot of work with no economies of scale which makes 3rd party management cost prohibitive.

I have a bully breed type dog that will make renting very prohibitive, especially if I need a month to month lease.
