A tenant is sort of like an employee, they are making you money...My landlord in college used to always give us gift cards for christmas, we appreciated them that much more, it made us feel welcomed. 

I do feel that downside is minimal as this is a relatively urban area somewhat near colleges so I do not see a circumstance where apartment demand decreases substantially.
