A pm company will not take on a D grade asset and if C grade will not save you from the bad tenant related costs.

I wouldn't worry about good schools and improved educational opportunities unless s/he's at least in the 7th grade.

I'd speak with a mortgage broker familiar with the commercial space, and specifically the non A-paper grade commercial space.
