If we make a profit of $130k by selling the townhouse and minus all the cost (agent commission, selling cost, maintenance), then we use it to recast on the sfh, the sfh mortgage will be down about $800/month.

The document or whatever instrument allows this would ensure that the obligation to pay for the mortgage and expenses (Taxes/utilities/maintenance etc...) falls to the corporation and not myself and would be paid directly by the corporation so as to not look like income in the form of a transfer from corp to me to lender.

@Summer Burke I would offer to cover the difference (as you mentioned) and then pursue recovering that amount plus any related costs from the contractor, via negligence claim if necessary.
