I have looked into some turnkey companies and noticed that they tend to cut corners to lower prices, and some neighborhoods are not rated correctly (e.g., B, B-, C....). 

Send them a 14 day notice to pay or vacate.

As an agent I've noticed my market seems to have a shortage of both inspectors and appraisers, so I thought about getting into it myself.

I currently have a tenant who gave me 30 day notice on 10/21 to move out on 11/31 and is refusing to pay the last months (11/1) rent but telling to take it out of the security deposit. 

We are looking at larger 3BD/2BA for opportunities to convert extra rooms/finished basements/garages into extra beds/baths.We noticed if the rent is about 0.5% of the total property value, we will be about breakeven for pure cashflow at the following assumptions using BP's Rental Calculator (e.g., $500k property requires ~$2500 rental income to breakeven): 5% CAPEX, 5% vacancy, 5% repairs/maintenance, and 8% property management (we have something worked out with our property manager)Here are our questions:-Would ~$600/room be a competitive rate?

We closed on it on Monday left a notice to vacate there Monday night.

Nobody but Zillow is going to even notice these houses are for sale. 

I am having issues confronting tenants on issues and putting my foot down, and the thought of handing someone a termination notice gives me an ulcer. 

I used to use PaySimple but they kept raising fees each year without notice.

Additionally, does anyone have any good recommendations for constables we can use to serve notices?
