It would be called 'unjustified enrichment' to allow that to happen if you were holding several months rent that was unearned and sitting on a vacant or even worse, a newly occupied with a replacement tenant. 

Every line item (including "Renovation Expense" for a newly-renovated property you just bought) has a range. 

I had a newly graduated attorney looking at an apartment couple years back.

Not sure if this was the answer you were looking for however is exactly what I went through.Today, I currently own one that "IS" in flood and am looking to pull another cert.  780 Seems to be the magic number around here and my newly purchased Samsung Gear is reading Altitudes of 789 on the back patio however the basement reads around 780. 

Most gurus and other investors tell newly minted investors to just "jump in with both feet" as if this is just a pool party.
