Prime first with an oil based primer to seal the edges (use the low odor oil based unless you wish to have less brain cells when you finish; the regular stuff has a strong odor that will leave you loopy without adequate ventilation). 

Also, stated that repairs that are continuous in nature will cause automatic eviction.  

We bought our house as a foreclosure, so we had some minor issues that needed to be addressed before we moved in (oil in carpet, sharpie on wall, missing light fixtures).

Are mortgage rates for investment properties higher by nature or am I needing to shop around?

@Brie SchmidtElectric baseboard is at the bottom of my list as heat source just slightly above oil heat. 

Using an unfamiliar contract off of the internet makes things a little more difficult if you run into problems of a legal nature. 

The plan that would best fit my conservative nature for my first deal is something along these lines...

I have been actively acquiring Notes since that time.I like the the passive nature, the safety and the cash flow that I receive from Performing Mortgage Notes.

My plan was to grow naturally and use as little debt as possible and if I didn't meet my "mark" of success I was going to get with another company and get paid to learn from them.
