Pure genius.And yes, we find that "we buy houses" as a keyword, drives lots of natural and paid searches - motivated sellers have seen the term a lot and now search on it.

If anything happens with the probate court, the deal will just die a natural death.Your contract should already say that the sellers must be able to provide clear title.Also, NEVER give sellers any money.
