If they do, see how much business they are doing, how many properties that agent owns [this is important] and what types/areas the investors are buying in.Once you've found a few of these agents, I'd suggest volunteering for them once a week or what ever you can afford and go hang out with them and offer to run errands, put up signs, put on lock boxes and take pictures.Just a thought.

You should do a walk through with your tenant on the day they take possession, you should have a document listing every item in every room that can have a rating applied to it and a rating you both agree to, both of you sign it, both get a copy, at move out you return with your copy and rewalk the property and go over what is now broken or abused.Bedroom1 Light switches, light switch coversWallsWindowsCloset DoorCarpetWood WorkCeiling FanRatings should be poor,fair,excellent- you should be able to mark the excellent box on everything.Problem #2 - allowing tenants to text you.

Whereas I live out of the area I need someone trustworthy to help keep an eye on the property, put a lock box on the door, possibly showing the house, put FOR Sale sign in the front yard, and put a number of (house for sell with owner financing) signs just out side of the city limits.

., I have see some decent big picture sf maintenance routines at the sites of the big box retailers, home improvement sites and magazines, even realtors associations and home inspectors have some..there are even whole books on the topic that are worth a look.
