Out of state investing can certainly be difficult off the bat but can definitely be much more rewarding. 

Without more information, I wouldn't give much more than general advice which includes pros and cons.Risk, potential rewards, and skills make a difference. 

I agree with Ned that Probate would be much easier and quicker than Tax Lien Auctions.Many more risks if you don't know what you are doing with Tax Liens.

After much back and forth with our attorney and their regulators, etc they decided series LLC’s should be a part of their customer base and have rewritten their policies to accept them (and us).

I want to help my son and his fiance get a mortgage but we would need to co-sign.
