You could invest it in an individual rental property, but that would also require time to find a property, negotiate the contract, do the inspections, run the numbers, get the loan, plus find the tenant and manage the property.But it’s likely you don’t have the time or energy to deal with such an obligation.

Ideally, you'll have your contract assigned within the first 10 days (within your inspection period). 

The talk on the mountain is that CalFire will be mandating property inspections every year (which is a good thing).  

Due To a hoot market, people have bought homes all over after without inspection. 

If it’s a deal that really becomes viable, I’d have an inspection done and receive some bids to make sure it could be done in that budget.

If you feel it's a violation and the tenant is being dishonest, give them written notice of an inspection within 24 hours and go verify yourself.
