In San Francisco, it doesn't matter what you list it at, but you're going to want to list it a little bit lower than the market so that people see the property and all the properties in the bay area sell for much higher than list price.In Memphis where we do some deals, we list the property for our highest amount, because the mentality of many buyers is to make offers below list price.

and I remember fumbling through my mental script but now I'm thinking I should have told him what my heart felt which was 'Well I want them ALL MUWAHAHA....' and then another time a seller had a pretty good package deal on three of his tenant filled homes which I expressed interest but ultimately gave up after failing to sell him in any seller financing.

That kind of human being will never have the mentality to buy a house...so...I won't be working with them.

wouldn't be hard. it's a mental thing with this house as it was tied to my sense of stability for so long.
