I recently came across an Absentee Owner/Turn Key Motel Lodge opportunity in Eastern Colorado.

I currently live in Florida and have about 75k in cash available to purchase another rental and have been keeping my eyes out on something else to invest in local, but the profits on the below 200k houses has been terrible close to 0, but when i run numbers on the more luxury bigger houses, the numbers seem to make way more sense.

While I think nightly rates may go down during a recession, I don't anticipate a crippling hit, for a couple of reasons - 1) these drive-able destinations are going to suffer less than destinations that require flying, and 2) luxury properties will be the first to feel the hit, because those luxury travelers will start looking for mid-range properties instead.

I personally worry that expansion might be going too quickly, though, and I share the same worry as many others about whether all these new luxury apartment complexes are actually getting filled.

In many cases, luxury waterfront properties (A Class) have almost no buffer (two blocks) to the D-Class area.

This house was a very luxurious place back in it's day, so there is a lot of woodwork and such with paint.
