Strange to throw $12k just to lose it a few months later. 

If your primary address is set up to your property and you sleep there once a month, that may be enough to count as "owner occupied".Hopefully this helps a little bit, I am sure there is a lender on BP that can give you a more accurate answer.

Search property data for properties with high equity & perhaps out of area owners or elderly owners & contact them to introduce yourself as a local hoping to find another rental property.

If new communities were being built on the outskirts of cities and that trend continued, as cities grew new parks would provide for parks to (I know this can be a bad word) be gentrified without losing the affordable housing.
