We plan on doing new floors, paint, appliances, painting kitchen cabinets white, granite counters, new light fixtures, new vanities in the bathrooms, and landscaping.

Any advice, numbers or light anyone can shed on my scenario?

The building is an older building with an elevator no laundry in unit or building but 8 minute walk to light rail and on block with bus to NY.

@James Wise I literally almost have that map memorized to the point I can look on the map and tell you what should be red, yellow, light green or green.

There's a gas valve and you need to light the pilot if it burns out but that's pretty much it. 

Cameras, “the Ring”, lights on timers, etc are all means to help secure your home.

At places like Petsmart or similar they sell black lights which with lights turned off can show up urine stains.You might be thinking it is just on the floor. it could be also on furniture,the walls, corners,etc.

. =) I'm a Chicago native born and bred, I know the city and it's neighborhoods very well but there's still a lot I don't know so I'm hoping you guys can help shed some light on the market trends in these specific areas. 

I want them to want mine because I have nicer cabinets, counters, lighting, etc. compared to the others even if everything else is relatively the same. 

I am not sure how easily the existing tenants in the 3 bedroom unit would be to replace to do some light renovations and up the rents but I will play that one by ear and research possibly strategies.
