Hey, I'm brand new to real estate investing (I just bought my own home last month, no investment properties yet), but I'm in Vermont and want to get in to it.

I have been buying and selling real estate for the last 20 years and I recently became a licensed salesperson in Mississippi. 

Just joined this forum last week and finding it super insightful.My offer on a home just got accepted last night and was looking for any advice from seasoned investors - I have 10 days from now to do an inspection and finalize everything so I wanted to ask if there were any red flags before I go all in.The home is 190k, 7.5% interest rate, 30 year mortage. 

I just spoke with Steve Lansbury VP of underwriting at Freddie Mac last Thursday at the MFE conference in Vegas and he said that they no longer have issues with STRs as long as it's under 10% of total units and that they would be willing to discuss it on a case by case basis.

I was under the impression that the depreciation percentage depends on the year you are doing the filing.
