Would prefer the first couple deals be within a 3 hour drive of Boston if possible, but beyond that I'm open to working out of state to find the best cash flow.   

I prefer to manage myself but still looking for some referrals to talk through the option.

Preferably the ones that don't try to sell you anything. 

I met two great individuals today and we're all fired up about our REI ideas :)We met up at a property (I just kind of watched them analyze the property).

An example may include the $$ budget you have, areas you like, you buy with cash or use debt (30% down +/- typically), and product type you prefer. 

We prefer seeing it be around 4-7x rent, but 3x is our minimum.

I'd just be sure that you were good (preferably conservative) in your analysis.

Doing either or would be my very first of either refinancing or doing a 1031 exchange so I would preferably like to weigh out my options and decide what would be best and fit my goals the best.

In my opinion, US Bank has the best online banking that I have used and that's why I prefer them because I do most of my banking online. 

It's a great neighborhood and the best school in the county is just down the block, so it's primarily a family neighborhood and I prefer to keep turnover dates on the school schedule.
