Now today on the 20th at 130pm with a close tike of 3 pm, the underwriter decides that they don't like that because I'm so young and so fat have only been an authorized user on a credit card (having been renting and paying for utilities for a year though) and haven't been making the payments, that now I would need to have a cosigner (which doesn't really work since everyone I know have too many write offs) so now I'm in limbo while I wait to see if there's any other solutions.

I can theoretically hold off on returning Tenant A's security deposit until after the end of the month, but I don't know if that serves a real point.A few small points - these tenants are basically kids (pretty new renters).

You can buy many more properties without worrying about that.Please let me know if you're interested in further exploring this option. 

She will likely be exempt from capital gains tax since she lived in the house for 2 of the last 5.I think she may need to be paid in full before that 5 years runs out to get the full exclusion.I'd consult a CPA to know for sure the tax implications.

It's hard to know if it's a good deal without understanding your investment criteria and the analysis of the property.

How is the repair company going to know if things need your approval first before someone goes out there and checks?

I can't wait to purchase our first investment property as I know that is when we will really start learning how it all works. 

I have done my research on the other Airbnb's on the lake, but wanted to know if there is anything I may not think about that is necessary.
