35-40% is a more standard realistic operating cost. 50% is too high.

I highly suggest obtaining a Google number.

Make sure to find one that has flexible pricing options with out high volume minimums.

Based on their website the standard payment for a 3-bed is $1,423 but that seems really high to me.

Hi Prabhash, A lot of my investor buyers have targeted the south Florida area for their purchases due to location and high rental demand. 

I've rehabbed, developed, bought and sold several 1/1's in Oregon and am under contract for one now..I'd say it depends a lot on your audience and area but smaller affordable and quality homes are in demand.

You need a high FICO. 

For that matter, Sears actually has an excellent web site for appliances.
