Money orders and cash are what U can expect for rent.One of my clients in Alameda CA which is not really a war zone but he was a slumlord no question.. when you drove around town the worst looking buildings were all his and he had a plethora of them.. but anyway he collected rent on the 15th and 1st and the tenants were instructed to have it pinned to the front door.. the front doors looked like Dart boards..

A private person chooses to lend with us because their own money is not providing them with good enough returns so we "sell" them on the idea of getting better returns with us rather than their 401k or something like that.All of the private people I use for financing I still draft a note for them and instruct the title company how to document it on the deed.
